Racehorse Training Facility Could Move from Hackthorpe to Edenhall Under New Plans

A racehorse training facility currently based at Hackthorpe could be relocated east of Penrith near Edenhall,, if new plans submitted to Westmorland and Furness Council are approved.

The proposed development would see farmland off Stagstones Road converted into an equestrian training centre, complete with a covered horse walker, an enclosed arena, a gallop, and an access track. The plans aim to replace the existing facility at Town End Farm, Hackthorpe, which is subject of a separate planning application to build seven new homes on the site by the owner of the Hackthorpe site.

The proposed site at Edenhall lies approximately 210 metres north-west of the junction with the B6412 and about 85 metres north of The Luham, a Grade II listed 18th-century farmhouse. The land forms part of a wider agricultural business based on the applicant’s family-owned land at Stagstones Road, as well as the tenanted Town End Farm, owned by the Lowther Estate Trust.

The farm has diversified in recent years to include the training of racehorses, overseen by experienced trainer Dianne Sayer. Owners of the horses hail from across the UK, with runners appearing at local courses such as Carlisle, Cartmel, and Hexham, and further afield at Ascot, Musselburgh, Perth, and Kelso.

This latest application follows a previously approved change of use for a storage building on the same site, allowing for the stabling of racehorses.

Last year, the applicants lodged a formal objection to the planning application by Lowther Estate for Town End Farm at Hackthorpe which sought to build seven dwellings and convert a barn into two additional homes. They argued that the proposals would jeopardise the future of the racehorse training operations at Town End Farm and negatively impact the viability of the livestock enterprise both in the short and long term.

If approved, the Edenhall development would safeguard the future of the equestrian business and allow for continued training of racehorses in the Eden Valley.
