Plan submitted for development of five 'executive' style homes on Beacon Edge

The application for land currently used for agricultural purposes on beacon edge between properties known as East Larches and Lynwood has seen previous plans refused by the council.

New plans have been submitted to Westmorland & Furness Council that specify that the prospective dwellings shall feature sizeable landscaped gardens, similar to other developments in the vicinity with the home reflecting the character of the surrounding houses. 

The application submitted by the local company Atkinson who built the nearby award-winning houses at Mulberry Gardens, also has a resubmitted application awaiting determination on the site. 

Previously, planning permission for a single dwelling on the site was refused by Westmorland and Furness Council in June this year.

Permission was refused for the following reasons given by planning officers: 

1. The proposed development is located within the District’s rural area where unrestricted dwellings would not be supported under Policy LS1 of the Eden Local Plan. 

2. The proposal would result in an inappropriately sited residential development in a location outside of a settlement which would erode the distinctive rural character of the area and the proposal does not show a clear understanding of the form and character of the district’s built and natural environment and would neither complement nor enhance the area. The proposed development would not meet the requirements of Policy DEV5 of the Eden Local Plan.

A second application for a single dwelling on the site submitted in November by the applicant has received a number of letters of support including from Penrith AFC and the Town Council. The application for a single dwelling has received some letters of objection including from a former Eden Councillor who owns one of the nearby houses at Mulberry Gardens built by the applicant.

The application is open to public consultation until 11th January 2024 after Westmorland and Furness Council were forced to extend the consultation period on all live applications in the area when the councils new planning portal crashed and was inaccessible for over a week recently.
