The planning application is for a 30.21 hectare site at Bright Tarn, at Berrier near Greystoke, and it was submitted by Cockermouth-based SRE Associates.
According to the application, the development would have 143 car parking spaces and it is proposed there would be eight full-time and 20 part-time members of staff which equates to 18 full-time equivalent posts.
According to a planning report, the site is described as ‘less favourable agricultural land’ located to the north-west of Motherby and it would be a major development because the site area is greater than one hectare.
It is proposed that it would be accessed directly from Berrier Road, the adopted highway network, to the south of the development site.
According to the report a 50-year lifetime is assumed for the commercial development which will consist of 130 residential caravans which would be split into three phases – the first phase would have 62 units, the second would consist of 26 units and the third would have 42 units.
According to a separate report the development site is located approximately 3.241km upstream from river Eden and Tributaries Site of Special Scientific Interest (SSSI) and the river Eden Special Area of Conservation (SAC).
The report concludes that, to mitigate against the total phosphorus generated by the proposed development, mitigation measures are proposed including connection into the Motherby Wastewater Treatment Works approximately 1.12km south-east of the development site.
In addition, ponds are to be utilised as treatment for surface water on site for the 15.9617 hectares of residential urban land use proposed as well as filter drains to be utilised as treatment for surface water on site.
